POLICY

Welcome to Craig Housing Ltd, Riverside Samoa House

Riverside Samoa house is a smoke-free home. It has been furnished for your comfort so that you feel at home. We kindly ask to take care of this house as if it were your own. 

We kindly ask that the privacy and quiet atmosphere of our compound be strictly observed in order to be respectful of our neighbours and Long-term tenants.

Rental Rules: Guests agrees to abide by the Policy at all times while at the property and all members of the rental party and anyone including their Visitors to abide by the following rules at all times while at the property.

Guests are expected to do own cleaning during the stay. If any items are broken, damaged, stained or lost we kindly ask that you please replace items for the next guests.

Check-in and Check-Out: Check-in is at 2 p.m. and Check-out is 11:00 am.

Payment: A 50% deposit is required to have your booking confirmed. The final 50% payment must be paid 30 days before arrival. If your arrival date is in 30 days or less, full payment is required at the time of booking.

Acceptable payment methods are Credit Card, Bank Wire transfer however a Credit Card must be provided prior to check-in. In the event of any damages to the home or contents, the cost will be charged to the Credit Card. Please note the following charges for the different payment options:

For Wire Transfer please add $30.00 to invoice amount.

For Money Transfer via Western Union or others, please add $30.00 to amount.

Cancellation: If you cancel, there will be no refund at any time.

Only persons listed on check-in forms are permitted as guests of the Riverside Samoa House
Parties are not permitted at Riverside Samoa House. 

Keys;  Your set of keys contains your room key and the front door key.

Kitchen Closet

In the Kitchen Closet, you will find 

Iron, Iron board, First Aid Kit, Hair Dryer and other supplies. Please help yourself. Please replace what you use or if you broke, Broom and Dustpan etc.

First Aid Kit:

First Aid Kit has been placed in the Cupboard for your unexpected needs. You are welcome to use what you need but we kindly ask if you can replace for the next guests.

Eating and Drinking in Bedroomsis prohibited in rooms as it attracts ants and cockroaches.

Burning Candles are prohibited in bedrooms

ELECTRICITY

The Riverside house is on Prepaid Cash System. Each room has its own prepaid Cash power.

Air Conditioning is provided for your comfort please ensure windows are shut and curtains are closed. Please turn off when you leave the room. Air Conditioners left on may cause cash power to run out and Electricity will automatically shut off.

Swimming Pool

The Swimming pool is open daily.  Please note that we do not have a lifeguard on site and use of the swimming pool is entirely on guests own responsibility. No children are to use the pool without adult supervision.  The swimming pool is for Craig Housing guests and tenants only.

Check Out Please leave the house clean as you received it. Leave all Linen on the Beds & Laundry room. Please remove the trash inside the house and placed in the outdoor trash bin.

Internet We have WIFI ( Lavaspot) WIRELESSat the property for your convenience. Internet may be purchased through a website with a credit card. 

Rental Rules: Guest agrees to abide by the Policy at all times while at the property and shall cause all members of the rental party and anyone including their Visitors to abide by the following rules at all times while at the property.

Laundry There is a Linen closet in the Shower room. Please help yourself.

We ask that if you remove Linen from the property please return otherwise a charge will be charged to the credit card. 

Kitchen The Kitchen has been furnished for your needs.

Call Out Service– Min. of $ 60.00 for any repair or clearance of stoppages in waste pipes or drains, water pipes or plumbing fixtures caused by guests’ negligence or improper usage or failure to clean such as hair, toys or objects of any kind are the responsibility of guests.  Any call outs for corrective action to a plumber or locksmith for lost keys or missing keys will result in a min. charge of 

$ 60.00 and must be paid by the guest on demand to the plumber or locksmith etc.

Guest’s Visitors. Visitors of guests are not permitted to sleep overnight. Visitors of guests are invited to visit in the Balcony area until 10 pm. Visitors of guests must leave by 10 pm. Guests are responsible for the activities and conduct of their visitors. Activities outside of the House on the common grounds, parking area, pool, or any recreation facilities must be reasonable at all times and not annoy or disturb other tenants of the compound.

Main Entrance Gates are closed at 10 pm. A Security Guard is posted at the Gate and will open and close the gate. Please advise management of any visitors you may be expecting. Guests are also responsible to use their own automatic gate keys to open and close the gate for their visitors.

Working Hours for Craig Housing
Working hours are Monday to Friday 8:00 am to 5:00 pm Tel. 23066 

Please call after hours for the following Emergencies only:

(a) burst water service or serious water service leak; 

(b) a blocked or broken lavatory system; 

(c) a serious roof leak;

 (d) a dangerous electrical fault;

 (e) flooding or serious flood damage;

 (f) serious storm, fire or impact damage;

 (h) a failure or breakdown of gas, electricity or water supply to the premises;

(i) a failure or breakdown of an essential service or appliance on the premises for hot water, cooking or heating;

 (j) a fault or damage that makes the premises unsafe or insecure; 

(k) a fault or damage likely to injure a person, damage property or unduly inconvenience a resident of the premises

Other repair items are considered maintenance issues and can be addressed during normal working hours

Water or Electric outages

Water & Electrical outages are normal occurrences in Samoa so please wait at least 20 minutes in the event of reconnection of electrical power or water before calling especially after work hours.

An Emergency Box has been prepared with Lights and Batteries in the Closet in the Kitchen on Top Shelf.

Smoking is NOT allowed INSIDE THE HOUSE, FOYER AND PATIO.  Smoking is allowed outside only at designated smoking areas in the front yard under the tree and Back yard under the tree. Cigarette must be placed in Trash containers and not be left on the ground. 

VISITORS
People other than those in the Guest party listed may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
Keep the property and all furnishings clean and in good order.
Only use appliances for their intended uses.

PARKING
Vehicles are to be parked in designated parking areas only at the Riverside House. Parking on the road and on the grass area is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 

NOISE AND CONDUCT
Tenants shall not make or allow any disturbing noises in the House by Tenant, 

family or guests, nor do, nor permit anything by such persons, which will interfere with the rights, comforts, or conveniences of other persons.

All musical instruments, television sets, stereos, radios, etc., are to be played at a volume which will not disturb other persons.

The activities and conduct of Tenant, Tenant’s guests and minor children of Tenant or guests, outside of the house on the common grounds, parking areas, or any recreation facilities must be reasonable at all times and not annoy or disturb other persons. 

CLEANLINESS AND TRASH

1. The House must be kept clean, sanitary and free from objectionable odours including all internal walls, cupboards, floor surfaces and common areas.
2. Guests shall assist management in keeping the outside common areas clean and shall be responsible for their own external areas, patios, balconies and sitting areas. 
3. No littering of papers, cigarette butts or trash is allowed. 
4. No trash or other materials may be accumulated which will cause a hazard or be in violation of any health, fire or safety ordinance or regulation.
5. Trash/Rubbish must be placed in Trash/Rubbish bags prior to putting into the assigned Trash/Rubbish Bins. Loose rubbish or trash items placed in Bins will not be picked up.
6. Rubbish/Trash Collection days are Monday afternoons and Thursday afternoons. PLEASE PLACE ALL TRASH BIN/RUBBISH in Rubbish Bags before placing in the Outdoor Bin.
7.  Pool Cleaning days are Mondays and Fridays between the hours of 8 am to 1 pm 

HOUSEKEEPING
There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rate. We suggest you bring own beach towels. We do not permit towels or linens to be taken from the House.

Vacuum, brooms are in the closet and mop and bucket in the laundry room

HOUSEKEEPING SERVICE CAN BE ARRANGED WITH MANAGEMENT UPON REQUEST FOR AN ADDITIONAL FEE.

 Conserve Riverside Samoa House supports our environment by trying to conserve power and water. 

Electricity is very expensive in Samoa. We ask for your support in conserving Electricity by trying to use the clothesline instead of the dryer and turn off a/c when not in the room.

Water
Water is a precious commodity in Samoa we ask that you please conserve Water by not letting taps run.

To help Samoa preserve its environment and ocean. Plastic Bags are now banned in Samoa. Remember to take your Cloth bags when you go shopping at the Store or Supermarket. We also kindly ask you to reuse Plastic trash bin liners. Just empty trash contents into large Trash bag and place in Large Trash Bins outside by the Outdoor Clothesline. 

Keys$60.00 will be charged for damaged or lost keys or call out if you lock yourself outside of the house after working hours.

SEPTIC SYSTEM is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged damages and for the cost of a plumber to service. 

Drones may be used to record your holiday at Riverside Samoa house between the hours of 9 am to 6 pm Monday to Saturday only, not on Sunday. We kindly ask to be considerate of our tenant’s privacy when using your Drone.

RIVERSIDE COMPLEX FACILITIES

1. Riverside Complex Tennis Court/ Basketball Courts & Gym / Swimming Pool are the private facilities of Craig Housing Owner.
2. Use of these facilities is granted by Landlord as a privilege extended to Tenants/Guests of Craig Housing Ltd, however, this is not part of the Rental or Holiday Agreement. Craig Housing/Landlord is not liable for any injury, damage, harm or grievance as a result of the use of these facilities. Guests may not allow family, friends and visitors to use these facilities unless they are accompanied by guests & Tenants. Court Rules / Swimming Pool Rules have been posted and must be observed at all times. Riverside Complex Tennis Court/ Basketball Court/ Gym are closed on Sundays.
